Many years ago I bought my first home.  It was small at 986 square feet with 3 bedrooms and 1 bathroom.  It was a hideous yellow but the carpet was new and the kitchen and bath had been recently remodeled., and it had central heat and air, a must-have on our list.  We can’t get everything we want and paint is cheap, right? Well, 18 months later the market had gone crazy and we decided to sell that house and get something bigger, at least with another bathroom.  So, with the market going nuts we plunked a For Sale sign in the front yard and put an ad in the local paper.  Yep, I was now a FSBO-For Sale by Owner.  Let me be clear that at that time I didn’t have a real estate license, but how hard could it be?  After all it’s some paperwork and moving boxes.  Imagine our delight when the first person to see the house loved it and left me a check for the $500 deposit.  She would be back later with her husband to bring some official paperwork over.  Impressive!!  Not on the market a week and we had done it!!!  Well, except that when she returned she asked for her check back–they had found something they liked better across town.  We kept trying to find a buyer and had been house hunting in our soon-to-be new town.  Bingo!  We found the home we wanted and submitted an offer. (And yes, we used a real estate agent to help us find a home.  Ironic isn’t it?) Suddenly trying to sell our home became much more important, and we needed to find someone to just get it done.  You guessed it, we listed the home with the agent who helped us buy it and a week later we were in escrow at full price.  She did all the paperwork, all we did was start packing.  I had no idea the relief I would feel and when I look back on it I realize I also had no idea the risk we would have selling without professional assistance. I have been doing research lately on the impact of technology on the real estate professional and I have discovered some interesting changes in the market, especially among home sellers and hiring a real estate agent.  More about that another time……
